San Francisco Revises Health Order (Big News for Real Estate!)

Dear Members;

Today, the San Francisco Department of Public Health aligned its real estate industry guidelines with those announced by the California Department of Public Health last week. You can read the city's announcement here.

Major changes:

Showings: Appointments are no longer required for property showings.

Open Houses: Traditional in-person Open Houses and the advertising of Open Houses are permitted, and the “in-person” feature for adding Open House data in the SFARMLS is now live. Note: You can insert a property URL into the Open House comment section if you would like to offer a hybrid showing model of in-person and virtual. URLs in the comment section will no longer be flagged. (See image below for an example.)

Broker Tour: Traditional in-person Broker Tour is also permitted. That said, our MLS & Technology Committee is working as quickly as possible to re-enable the Broker Tour feature in the SFARMLS. We will make an announcement early next week when it is live.

REQUIRED -- These COVID-19 safety protocols:

Sign-in: All persons entering a property must sign-in either digitally or in writing. You can use C.A.R.’s Property Sign-In Form (PSI) to fulfill this requirement. Or, you can still use the PEAD form. Read more about form specifications in C.A.R.’s Open House and Showing Rules: Industry Guidelines Quick Guide.

Posted Property Rules of Entry (PRE): A PRE document must be clearly visible at each property. You can view the document here to print and display.

Social distancing between households: The number of persons allowed in a property depends on the COVID tier of a county. Currently San Francisco is in the “yellow” tier so entry into a property must be limited to ensure that everyone is able to maintain at least 6 feet of physical distance from others who are not in their household.

Face masks: All visitors must wear masks indoors, even if vaccinated. You should have extra face masks available for those who do not have one.

Other precautions: Hand sanitizer and wipes should be available for cleaning. Doors and windows should be open, weather permitting, to introduce fresh air.

Cleaning of property: A property should be cleaned once per day, consistent with CDC guidelines.
